Thank you for your interest in our services. If you have already prepared a Living Trust, and for one reason or another your real estate has not been transferred to the Trust, we can prepare the necessary Trust Transfer Deed, along with the Preliminary Change of Ownership Report for you by mail. We charge $50 for California deeds, $100 for out of state deeds (except Hawaii and New York which we do not prepare). $75 for an Affidavit of Death. Additionally, the County Recorder fees generally cost $8 to $20 or more each, depending on the length of deed and location, and are not included in our preparation fees.
We will need you to fax or mail the following items:
1. For each deed we need a copy of the Grant Deed which shows the name of the seller who sold or transferred the property to you. Or we could also use the "Schedule A" from a recent Title Insurance Policy. If you do not have a copy of the deed you can obtain one generally at no cost from a real estate office by requesting a "Property Profile." Or by ordering a deed from the County Recorder where the property is located.
2. For each deed we need a copy of a recent Property Tax Bill.
3. We also need a copy of the First Page of your Living Trust indicating your names as the Grantors/Trustors of the trust. We also need a copy of the signature and notary pages which are usually the last pages of the trust.
4. We will need you to complete an information sheet for each deed. You can download a worksheet form by clicking here DeedInfoSheet.pdf.If Acrobat Opens use the "Save Tool" on the Acrobat toolbar.
5. You can fax the above to our office at (714) 969-0295, or mail or drop off the material at Adler & Associates

6. Notes: If you have a Joint Tenancy Deed , where one owner has deceased, it will be necessary to remove the deceased person from title first before we can transfer the property to your trust. In addition to the above information, for the decedent, we will need a Certified Death Certificate (usually has blue or red ink).
